teRMS & CONDITIONS

These Terms & Conditions apply to all services provided by Sunny Bird. By booking or using our services, you agree to the following Terms & Conditions.

Our Services

Sunny Bird provides professional cleaning and property maintenance services across the Sunshine Coast, including but not limited to:


  • Residential cleaning
  • Commercial cleaning
  • Construction / builders cleans
  • Bond / vacate cleaning
  • Airbnb / short-stay cleaning
  • Lawn and garden maintenance
  • Pressure cleaning 
  • Services are provided as agreed at the time of booking.

Scope of Work

  • Services are limited to the tasks agreed upon at the time of booking.
  • Any additional work requested may incur additional charges.
  • Hourly services are time-based, not task-based.
  • We reserve the right to refuse or cease work that is unsafe, unsanitary, unlawful, or outside our scope of services.

Quotation and Pricing

  • Quotes are based on information supplied by the Client.
  • If the property condition differs from what was described, pricing may be adjusted.
  • Fixed-price quotes apply only to the agreed scope of work.
  • All prices are subject to change without notice.

Access To Property

  • We reserve the right to stop or refuse work if conditions are unsafe.
  • Properties must be free from hazards including aggressive animals, biohazards, or dangerous materials.
  • Severe mould, hoarding situations, pest infestations, or structural damage are excluded unless quoted separately.
  • Sunny Bird is fully responsible for the replacement of keys in the event of lost keys by our team. However, Sunny Bird is not responsible for the changing of locks.
  • If a key is left on a property (in mail-box, under door mat, in a "safe space" etc) Sunny Bird is not responsible if keys go missing. 
  • If our team is unable to access the property due to a lock-out, a lock-out fee will apply.

Damages and Wear-and-Tear Causes

Sunny Bird is not responsible for:


  • Pre-existing damage, wear, stains, discoloration, rust, mold, mildew, corrosion, or deterioration
  • Fragile, loose, poorly installed, or aging items (including tiles, fittings, fixtures, blinds, glass, and surfaces)
  • Permanent stains, etching, or discoloration that cannot be removed through standard cleaning
  • Minor cosmetic changes that occur due to normal cleaning processes
  • Natural lawn or plant deterioration due to drought, heavy rain, frost, heat, pests, disease, or poor soil
  • Pre-existing dead patches, thinning grass, weeds, or unhealthy plants
  • Temporary flattening of grass, soil movement, or minor plant stress resulting from normal maintenance activities


These outcomes are considered fair wear and tear.

Payment

  • Payment is required as per due date listed on invoice.
  • Late payments may incur additional fees. 10% may be applied to late payments.
  • Sunny Bird reserves the right to suspend or cancel services for unpaid invoices.

Cancellations

  • A minimum notice period (24–48 hours) is required for cancellations or rescheduling.
  • Same-day cancellations and/or lockouts (being unable to enter property) may incur a full service fee.
  • Outdoor services may be rescheduled due to unsuitable weather conditions.

Satisfaction

  • Any concerns must be reported within 24 hours of service completion.
  • We will assess and respond within a reasonable timeframe.
  • Refunds are at our discretion and limited to the value of the affected service.

Liability

  • Sunny Bird’s liability is limited to the cost of the service provided.
  • We are not liable for indirect or consequential loss.
  • The Client agrees to indemnify Sunny Bird against losses arising from false or misleading information provided.

Privacy

Client information is kept confidential and used only for service delivery and communication purposes.

Insurance

Sunny Bird holds current Public Liability Insurance for cleaning and property maintenance services provided across the Sunshine Coast, in addition to lawn and maintenance services


Our Public Liability Insurance covers us for accidental damage or injury caused by our services where we are legally liable.

Please note:


  • Our insurance does not cover pre-existing damage, normal wear and tear, or issues resulting from poor installation, ageing materials, or underlying property conditions.
  • Certain services, including pressure cleaning, construction cleans, and garden maintenance, may expose existing defects or damage which are not the responsibility of Sunny Bird.
  • Any claims relating to damage must be reported to Sunny Bird within 24 hours of service completion. 
  • Insurance coverage applies only to services carried out by Sunny Bird staff and does not extend to third-party contractors unless otherwise agreed in writing.
